We offer a full range of architectural services from inception through to completion. Alternatively we can provide selected services to suit.
Your Requirements – Each project is unique and we will work with you to help develop your brief and identify your needs. We can advise on indicative costs, and can develop alternative solutions and ideas. For new build projects, and through our own house and studio, we have personal experience of self build mortgages and their requirements.
Timescale – We will work with you to provide a detailed timeline for the whole process. Ultimately it can be influenced by a variety of factors, however it is vital for project planning and project finances.
Design – Working with you through the development of the brief, we will then generate a series of ideas and concepts, to discuss and develop. There is never just one solution, and together we will holistically review all the possible alternatives, and develop the ones with the most potential to ensure that we have the best and most optimal solution for you. This is one of the key stages, and a very important milestone, in the whole process.
Planning and Warrant – We will obtain all the necessary local authority consents for your project. We will advise on which consents are required in relation to Planning, Listed Building. Conservation Area and Building Warrant etc. Depending on the nature of the project, we will always carry out a pre-application consultation to establish the views of the local authority.
Project Costings – We know that all projects have budgets. We have excellent experience of workiing with budgets, and being realistic about what can be achieved, and balancing these with your aspirations This can be seen in our own house, which is original, full of character, visually striking both energy and cost efficient.
Tendering – Depending on the scale and nature your project, we can advise on the various ways to get a cost from a contractor. On our own house we used a standard contract with a bill of quantities produced by a quantity surveyor.
Building Contracts – As part of the traditional full architectural service we can also administer the building contract, and offer a full site supervision service. We will visit the site regularly to inspect quality of workmanship. We will also act as your point of contact for the Builder and resolve any technical queries that may arise.
Architectural fees – Even although each design we produce is unique we offer competitive rates for this bespoke service. We prefer to agree a fixed fee and to agreed a scope of services, although we can work on a percentage fee of the construction costs.
